Public Utilities
Utilities are paid monthly by transfer to the account of SIA BALTIC REALTY MANAGEMENT in Swedbank Nr. LV36HABA0551050034782.
The utility bill is issued within 2-3 weeks after the end of the billing month. The deadline for payment of utility bills is until the last day of the month following the settlement month.
In addition to the rent, tenants pay the following utilities and bear the following costs associated with living:
– payment for heating;
– payment for consumed electricity (individual consumption in the apartment + electricity consumption in common areas);
– payment for rainwater drainage into the city rainwater sewerage system;
– repair fund of the house;
– removal of household waste;
– cold water (apartment and general house consumption, including losses in communications);
– replacement of driveway mats;
– house management fee;
– property tax;
– fire alarm system;
– one-time and seasonal work related to the high-quality and safe operation of the house (snow removal, snow removal from the roof, leaf cleaning, repair and maintenance of locks and access systems, seasonal window cleaning and maintenance of the heating system, etc. emergency, seasonal and emergency work).
Rent payment
The rent is paid on a monthly basis, within the period stipulated by the agreement, by transfer to the account of SIA BALTIC REALTY MANAGEMENT in Swedbank Nr. LV36HABA0551050034782.
Tenants – individuals pay rent in accordance with the contract, without an invoice. If necessary, tenants are provided with an advance invoice (on request). Within 3 working days after the end of the billing month, tenants-legal entities are provided with an invoice confirming the fact of payment.
Please indicate in the payment order the number of the contract, invoice or apartment number and the purpose – “Īres maksa” or “Rent payment”.
Household waste removal
For the collection and subsequent removal of household waste are used green waste containers with the inscription “Avotu iela 68 B” ( two units) . The containers are in the yard, in the general row of trash cans. Garbage can be thrown out unsorted. Garbage pickup is on Thursdays.
Electricity
Electric meters are located in the entrance area of the entrance. Consumption readings are automatically transmitted to the electricity seller. The safety input switches are located in the same electrical panel. The key for access to the main electrical panel is transferred to the tenant at the conclusion of the lease agreement.
Redundant automatic fuses are located in the electrical panel inside each apartment. In the event of a network overload or in other emergency cases, the fuse in the apartment is the first to operate. After fixing the problem, you can turn it on yourself. If the fuse located at the entrance, in the main switchboard, has tripped, it is recommended to contact an employee of the company to solve the problem. Contacts are below.
Water
Water meters are located in the bathroom of each apartment. Meter readings must be sent to the e-mail baltic.realty.management@gmail.com regularly, until the end of each month. In the absence of information on water consumption for the billing period, the calculation of consumption will be carried out based on the data available to the management company on water consumption by other consumers and based on the tenant’s water consumption in other periods, which may lead to an incorrect reflection of the actual water consumption. In this regard, please send meter readings regularly and on time.
In the supply system, coarse water filters are installed. In the event of a significant reduction in water pressure due to clogged filters, you can contact qualified personnel to clean or replace them. Other intervention in the water supply system is prohibited.
Please report cases of appearance and accumulation of water in places not intended for this.
In the event of an emergency, detection of leaks, damage to hoses, etc., you must immediately turn off the water supply and report the incident to an employee of the management company. The water supply to the apartment is blocked by turning the tap, which is located in front of the water meter.
Hot water
Each apartment has an autonomous water heating system. Hot water in the apartments is heated by electric boilers installed in the bathroom of each apartment. By adjusting the boiler, you can set the optimum temperature for hot water.
Mats for collecting debris, moisture and dirt are placed in the entrance areas of the entrance, they are replaced every Wednesday.
The video surveillance system is provided in common areas – at the entrances, on the landings and in the parking area.
Cleaning
Wet cleaning of public places (stairs, stairwells, etc.) is carried out twice a month. Cleaning of the territory and adjacent paths from snow, leaves and dirt is carried out as necessary. For reasons of privacy, the staff does not have access to the territory behind the vestibule doors (with the exception of the vestibule in front of boiler room). In this regard, please organize the cleaning of the vestibule space yourself.
Lighting in common areas turns on and off automatically, from a motion sensor. An exception is lighting in individual storerooms, in which the light is switched on and off by a manual switch. Don’t forget to turn off the lights when you leave it. Electricity costs in the basement are common house expenses.
Apartment heating
For heating apartments in the cold season, a gas boiler installed in the boiler room is used. Batteries in the apartments are equipped with heat regulators that allow you to regulate the temperature in each apartment individually. Please, if you are leaving for a long time, set the regulator to the minimum value (“1” or “2”), this will save gas and reduce utility bills.
Heating costs are common house expenses.
Attention: access to the boiler room is allowed only for specialists, the boiler is not subject to adjustment and maintenance by non-specialists.
The entrance to the territory of the house is through the arch. The gates of the arch are opened via SMS messages. When concluding a lease agreement, provide the phone numbers, the signals from which will open the entrance gate.
Access codes for access to the common house territory and entrances are provided at the conclusion of the lease agreement. For security purposes, it is assumed that the codes will change regularly, about which tenants will be notified in advance.
Household appliances and lighting in apartments
The apartments are equipped with high-quality household appliances – a two-compartment refrigerator, a washing machine, a microwave oven with a grill, a kitchen hood, in some apartments – an electric heated towel rail. Space has been left for the installation of a dishwasher in the kitchen and the appropriate distribution of water and electricity has been carried out. You can independently, at your own expense, buy a dishwasher and install it using the services of qualified specialists.
Please keep an eye on the condition of the electrical cables and water supply and drain hoses. Due to the fact that the staff does not have access to the apartment in which you live, the responsibility for their condition lies with the tenants.
Before using electrical appliances, please read the instructions for use, which are available in each apartment, in the kitchen drawers.
In the event of a breakdown of equipment, please inform the employees of the management company about this.
Minor repairs and maintenance of household appliances and lighting systems (replacement and cleaning of filters, replacement of light bulbs, fuses, etc. consumables) is carried out by tenants independently, at their own expense.
Smoke detectors
A fire protection system is installed in the entrances of the house. When the sensors are triggered in the event of smoke or open burning, a signal is sent to the security company’s console and the fire brigade arrives.
In addition, each apartment is equipped with individual smoke detectors, which are triggered when the concentration of hazardous substances in the air increases. The sensors operate on batteries, which tenants must replace themselves once a year.
Smoking
Smoking is prohibited in apartments and public areas.
Fire fighting measures
Please observe generally accepted fire prevention measures. Fire safety instructions are posted in the entrance hall, at the information stand. Please read.
Fire extinguishers are installed in the stairwells, which must be used in case of a fire hazard.
Pets
Pets are not allowed in apartments and public areas. The exception is cases where this is explicitly provided for in the lease agreement and only in accordance with the conditions set forth in the agreement.
Parking places
Parking spaces for residents of the house are provided in the backyard. Each apartment has one parking space.
Parking spaces are paid, unless otherwise provided by the lease agreement.
The parking area is not guarded, the management company and the owner of the house are not responsible for damage or theft of vehicles.
Bicycle storage
In the backyard of the house there is an unguarded bicycle parking for ten places. Storage of bicycles in the house, in the common area is prohibited.
Storerooms
Apartment tenants can rent individual storage rooms located in the basement of the house. The area of storage rooms is 6 … 7 m2. The pantries are provided with lighting, there is a lockable metal door. The management company and the owner of the house are not responsible for the safety of the property placed in the pantries.
